Description
Exciting new opportunity for a Residential and Lettings Property Manager in the heart of Edinburgh.
Job Overview:
My clients are recruiting a skilled and customer-focused Residential and Lettings Property Manager to oversee the management of a diverse portfolio of residential properties. The successful candidate will be responsible for the day-to-day management of properties, including building client relationships, maintenance, and ensuring compliance with all relevant regulations. This role requires a proactive approach to solving problems, strong communication skills, and a keen eye for detail to ensure the properties are well-maintained and tenants' needs are met.
Key Responsibilities:
1.Tenant Relations:
oAct as the main point of contact for tenants, providing a high level of customer service to address inquiries, complaints, and requests promptly.
oHandle the entire lettings process, from conducting viewings and tenant selection to preparing tenancy agreements and coordinating move-ins.
oEnsure tenants understand their responsibilities and the terms of their tenancy agreements.
oConduct regular property inspections to identify potential issues and address tenants' concerns.
2.Maintenance Management:
oCoordinate and manage regular and emergency maintenance, ensuring all properties are kept in good repair.
oArrange for routine inspections, servicing of equipment, and safety checks.
oSource and liaise with contractors and service providers, ensuring quality work is completed within budget and timeframes.
oMaintain accurate records of all maintenance requests, actions taken, and associated costs.
oImplement preventative maintenance programs to avoid major repairs and extend the lifespan of building systems.
3.Lettings and Tenancy Administration:
oMarket available properties, ensuring effective advertising to minimise vacancies.
oOversee tenant move-ins and move-outs, conducting inventory checks and managing deposit returns.
oMaintain up-to-date records of tenancy agreements, renewal dates, and other key information.
oAssist with rent collection and arrears management, ensuring timely payments are made.
4.Compliance and Regulations:
oEnsure all properties comply with local and national regulations, including health and safety standards.
oKeep up to date with changes in property legislation, implementing any necessary updates to policies and practices.
oMaintain proper documentation for legal requirements, including energy performance certificates, fire safety checks, and insurance.
5.Customer Focus and Service Improvement:
oDevelop and implement strategies to improve tenant satisfaction and enhance the quality of service provided.
oProactively seek feedback from tenants to identify areas for improvement and take corrective action where necessary.
oHandle any disputes or complaints professionally, working towards quick and effective resolutions.
oFoster a welcoming environment by ensuring communal areas are clean, safe, and well-maintained.
Qualifications and Skills:
·Proven experience as a Property Manager or in a similar role within the residential and lettings industry.
·Excellent customer service skills with a strong commitment to tenant satisfaction.
·Knowledge of property management software and tools.
·Familiarity with property law, lettings processes, and landlord-tenant regulations.
·Strong organisational skills with the ability to manage multiple tasks simultaneously.
·Problem-solving abilities and the capacity to handle difficult situations with diplomacy.
·A proactive approach to maintenance and property management, ensuring a high standard of upkeep.
·Full, clean driving license
